One of the first questions we ask buyers at Davis Marine Brokerage isn’t about the boat — it’s “where are you going to keep it?” Sydney has world-class boating waters and genuinely limited places to park, and berthing is often the biggest ongoing cost of ownership after the purchase itself. Sorting it out before you buy will save you stress, money, and in some cases the deal itself. Here’s what you need to know.
Your main options
Marina berth. The most convenient option: walk-on access, power and water at the berth, security, and easy access for servicing and detailing. It’s also the most expensive, and for popular sizes in popular locations there can be waiting lists. Costs scale with vessel length and location.
Swing mooring. A private or leased mooring is far cheaper than a marina berth, but you’ll need a tender or mooring minder service to get out to the boat, there’s no shore power, and boats on moorings generally get used less and weather faster. If you’re selling, note that a boat on a swing mooring is also harder to show to buyers — one reason we recommend sellers bring boats to a visible berth. Dry storage. For trailerable boats and many boats up to around 10 metres, dry stack storage is an excellent option — the boat lives out of the water (no antifouling, less maintenance) and is launched on request. Capacity around Sydney is limited and size limits apply.
Trailer at home. For smaller boats, free — but factor in ramp queues on summer weekends and where you’ll actually store the trailer.
The main boating areas around Sydney
Sydney Harbour. The iconic option — berthing close to the city and the harbour’s restaurants, anchorages and events. Demand for berths here is the strongest in the country, so plan early, especially for vessels over 15 metres.
Middle Harbour. North of the Spit Bridge, Middle Harbour is home to a strong cluster of marinas and boating services, calmer water, and quick access to both the harbour and the heads for offshore runs. Pittwater. Sydney’s northern boating playground — protected water, beautiful anchorages, and generally better mooring availability than the harbour. If you’re north of the bridge, it’s well worth considering keeping the boat here and enjoying the Hawkesbury and Broken Bay.
Botany Bay and Port Hacking. Options south of the city with good facilities and typically less competition for space than the harbour.
Brisbane Waters and the Central Coast. An hour north, with more relaxed availability and pricing — a practical choice for owners who do most of their boating on the Central Coast anyway.
What to check before you commit
Ask about minimum contract terms and notice periods; what’s included (power, water, liveaboard rules, dinghy storage); insurance requirements — marinas require current comprehensive cover with specified liability limits; access hours and security; and whether contractors such as detailers and mechanics are free to work on your boat at the berth, as some facilities restrict outside contractors.
Also check the practical things a listing won’t tell you: how exposed the berth is in a southerly, how tight the fairway is for your boat’s beam, and what the parking situation is on a Saturday morning.
Timing it with a boat purchase
Berthing should be part of your purchase plan, not an afterthought. Buyers sometimes negotiate to take over a seller’s berth or mooring licence, but transfers depend entirely on the marina or licensing rules, so never assume the berth comes with the boat.
